Green buildings

GREEN BUILDINGS
The construction industry is undoubtedly an energy-intensive sector. As an organization, we undertake a number of activities aimed at reducing the negative effects of our activities on the natural environment, hence our portfolio includes more and more implementations in the category of the so-called green buildings, i.e. those that have obtained certificates for ecological buildings.
The first and the longest-functioning and most popular BREEAM certification system
(Building Research Environmental Assessment Method), to date, more than 2.2 million buildings worldwide have obtained this certification. Certification may cover both new constructions, buildings currently in use and those undergoing modernization.
The second most used certificate is the American LEED
(Leadership in Energy and Environmental Design), There are over 90,000 projects using this certification system. As in the case of BREEAM, new and existing buildings as well as entire spatial development plans can apply for the certificate.

Both certification systems are multi-criteria
That is, they take into account many aspects, allow for a comprehensive assessment of investments in terms of energy efficiency, the use of safe and environmentally friendly materials and the creation of such conditions that are conducive to the health and well-being of people.
All certification systems available on the Polish market are aimed at influencing the way buildings are designed, constructed and used in order to achieve a balance between environmental, economic and social factors.
In order to obtain the status of a green building, not only the performance of works is assessed in accordance with the design assumptions, as well as the method of conducting the construction itself, including the following factors:
- Limiting the consumption of utilities, including water and electricity, and constant monitoring of their consumption throughout the duration of the investment,
- Limiting waste generation, selective waste collection, ensuring the percentage of recovery of waste generated at the construction site appropriate for a given certification level,
- Protection of all valuable natural elements (trees, shrubs, watercourses, wetlands),
- Compliance with the guidelines of the ecologist exercising environmental supervision over the investment,
- Use of wood of legal origin,
- Convenient communication around the construction site.

What are the benefits of green buildings?
Increased interest in the subject of sustainable development and ecological construction has significantly influenced the number of certificates issued, but the benefits of green buildings are really measurable:
Much lower maintenance costs (up to 20% lower compared to ordinary commercial buildings)
The value of certified real estate increases on average from 4% to even 7.5% and loses it much slower
Certification generates jobs (both during construction and at a later stage of the assessment)
It is much easier to rent space or sell a building
Promotion and image aspect
We have already completed 15 investments that meet the BREEAM and LEED requirements (with a total cubature of more than 4.5 million m3)
Although obtaining such a "green" certificate requires a lot of commitment, both during design and construction works, as well as the implementation of many restrictive and detailed requirements, the more green buildings in our environment, which are built in accordance with the principles of sustainable development and which have been designed to reduce CO2 emissions, the better for our cities, the immediate environment and, consequently, for ourselves.
