The management board of ERBUD has appointed new presidents for its German subsidiary MOD21, based in Düsseldorf – Michael Dörr and Łukasz Świątkowski.
Michael Dörr is an experienced manager who enjoys considerable authority in the German construction industry. He began his professional career at E.Heitkamp, where he spent almost two decades as a construction manager and branch director in Cologne. From 2006 to 2024, he worked for AUG.PRIEN, managing the Cologne and Frankfurt branches. He comes from Duisburg and graduated in civil engineering from the University of Essen.
"MOD21 required decisive action and courageous decisions. Although the company is in its early stages of development, we have very specific expectations that have not been met. That is why we have decided to make changes. Mr Dörr, who has strong expertise and a good reputation in the German market, will head the company. Mr Dörr worked with us years ago when ERBUD's structures were being established in Germany. His experience will certainly help us at MOD21 to make the transition from a start-up to a smoothly running company as quickly as possible," says Dariusz Grzeszczak, President of the ERBUD Group.
Michael Dörr has been a management consultant for the modular segment since January this year.
"In just two years, MOD21 has become a recognised brand on the German market and has gained the recognition of many customers. Today, I am joining a company that has become a benchmark for modern and sustainable construction in many areas. Of course, it has its challenges, as it is a young organisation, but I am convinced that we will be able to develop optimal solutions and exploit its enormous potential," says Michael Dörr, the newly appointed president of the company.
He will be supported on the management board by Łukasz Świątkowski, who has been with the ERBUD Group since 2006, where he started as a specialist and later managed the Warsaw branch of ERBUD. He has participated in complex construction projects such as Hala Koszyki, Royal Wilanów and Eurocentrum. He is also a member of the management board of the subsidiary JV WMER Matoc, where he gained experience in cooperation with Wollf&Mueller from Stuttgart in the implementation of contracts for the military. He is a graduate of the Warsaw School of Economics and a participant in the Polish-German Forum organised in cooperation with Johannes Gutenberg University in Mainz. He graduated from the School of German Law at the University of Warsaw.
"ERBUD is a well-oiled machine with regulated standards and processes. We want to take advantage of this by significantly increasing the integration of MOD21 with the structures and work systems developed by the ERBUD Group, which have guaranteed the Group quality, efficiency, risk resistance and effectiveness for many years. Łukasz Świątkowski will help us achieve this, as he knows not only the German market, but also ERBUD's organisational culture and best practices, which he will transfer to our newest company," says Jacek Leczkowski, Vice-President of ERBUD responsible for operations in the modular segment.
MOD21 consists of two companies – a German and a Polish one, with a single-member management board, which will be composed of the current vice-president Bartosz Wiśniewski. Initially, the Polish side was solely responsible for production, but due to time pressure to spend funds from the National Reconstruction Plan, it opened up to the domestic market, where it has already successfully completed one project and won four more orders. Despite its short history, MOD21 has built up a solid order book and completed a number of public utility projects in Germany, such as nurseries, kindergartens and accommodation for people in the refugee crisis. In 2024 alone, MOD21 signed 13 contracts worth over PLN 200 million. This year, the company won a landmark contract with Aldi-Sud to add four floors to a supermarket in Mannheim, which will be used as student accommodation, a trend that is gaining momentum in Germany.
MOD21 began operations on 21 November 2021 at 21:21. A year later, the most modern factory of its kind in Europe (21,000 m2 of floor space) was opened in Ostaszewo near Toruń, and in September 2023, the ‘Fuchsbau’ kindergarten in Eisingen near Pforzheim, the company's first completed project in Germany, was officially opened. Only five months passed between the signing of the contract and the handover of the facility, which is the main competitive advantage of prefabricated construction over traditional construction. It is worth remembering that modular construction is one of the most promising industries until 2040, according to a report by the McKinsey Global Institute. Its value will increase from USD 180 billion in 2022 to as much as USD 1.1 trillion in 2040.
